Do rental units generally include lawn care?

The people who lived here before me were supplied with a lawn mower and all the equipment to take care of the large yard. When I moved in, the landlord had taken them away and when I inquired about it said they'd prefer to do it themselves. I was calling every week asking when they'll come and mow the lawn, which only happened about four times all summer. So, when it snowed there was like a foot of grass being buried underneath... now that the snow has melted it's really bad out there. She wants me to rake it and get it ready to be mowed and I don't feel I should have to. If the lawn was tended to like I would have kept it, it wouldn't have been a foot long when it snowed - which would make the raking right now a whole lot easier. Its a freakin jungle out there! Am I wrong to think its her duty to handle this and not mine? If I hired a landscaping company, would it be so terribly wrong to submit a receipt and deduct it of my rent?
It's not a house, it's a duplex and the tenents on the opposite side said in the three years they'd been here, they'd been provided with the equipment until last year.
I should have mentioned this before, but there is nothing stated in the lease. There were just verbal agreements that the rental company would handle the yard work since they took away the equipment that was previously provided.


What does your lease say about yard maintenance? What your landlord says and what your lease says can be two different things, and the lease is "correct". Usually it will spell out who is responsible for taking care of the yard. If the landlord is, then no, you don't need to rake anything up to prepare for the lawn service. Getting the landlord to perform is the grey area. Whether you can have the work done and deduct it from your rent depends on what state you're in.

If the lease states that you're responsible for yard maintenance, the next thing to check is if the equipment to take care of it was supposed to be included (again, your lease would tell you). This would probably be under a section listing any "personal property" included in the lease (like washing mashine and dryer).

If you're responsible for the yard and no equipment was supposed to be included, then there's not much you can do but try to get the landlord out or pay for someone to take care of the yard if the landlord doesn't take care of it to your liking.

Andrea is having her yard landscaped. She obtained an estimate from two landscaping companies. Company A gave an estimate of $180 for materials and equipment rental plus $60 per hour for labor. Company B gave an estimate of $220 for materials and equipment rental plus $50 per hour for labor. We can represent this situation with the system of linear equations

equation A:c= 60x + 180
B:c= 50x + 220

then graph

Then combine A and B to find the intersection point
60x+180=50x+220
10x=40
x=4

Find c by subbing 4 in for x in the original equation
c=60(4)+180
=420

The x coordinate mean the point where A becomes more expensive and B becomes less expensive (after 4 hours)

The alliance will also review Bob Smith’s and Tom Graham’s proposal to upgrade the conference room and shift form portable projection equiptment to a stationery multimedia platform for presentations to visiting prospects. The funds are available for the project permission is needed to build a base platform which is twelve feet long, six feet deep, and ten inches high. The multimedia podium will be mounted on this base platform.
The last item proposed is a plan to beautify rosewood boulevard between 1st Street and 9th Street. This area is the gateway too our city and needs to be enhanced with landscaping, benches,and appropriate lighting to create a postive first impression for visitors. The landscape architect who we have consulted has provided a cost estimate for the project. We have 2/3 of the amount on hand. a architectural drawing of the area will be on display at the meeting.

Many of the alterations are not standing out as they have included putting in figures for numbers. Adding and deleting punctuation. Look at it carefully besides your copy and learn from it - that's what homework is MEANT to be about.

Anyone have experience with landscape bed shapers...?

Every year I get out there with my foot and flat shovel and edge my flower beds. They are huge, I spread about 240 sq. ft of mulch every year. It takes me pretty solid day and a half to edge, I am particular about doing things right. My rental center has a trench master bed edger for rent. Do these work as well or better than my shovel? Any tips? I am comfortable using the equipment, I have run aerators, slit-seeders, etc in past.
Trench master is a brand name...
A bed edger is different than an edger that goes along your driveway or side walk. It goes deeper and wider and rolls the dirt into the bed or collects it in a bin.


I don't know exactly what a "trench master" is (brand name)?... but if it is a standard, motorized, bladed, lawn edger 3 hp. or better, it will do just fine. This is the best piece of equipment to use as far as cutting the edges on bed areas as well as along driveways and walkways. As you cut a clean edge off of the turf along the beds, you can come back with either a square shovel or a hoe and remove the strip of edged turf. You should be able to do a very large yard in about 30 min to 45 min. depending on the severity of the needed cut. If it is already rather clean, you should be able to whip through it in no time at all. The only muscle you will use is in your legs, and that is to just to walk it along while it cuts. If you had your own edger, you could do it every time before you mow. They aren't that expensive and you should look into buying one so it will always be at the ready when needed. Might this be the "trench master" you speak of? If it is, it will do a fast, speedy, and clean job.

The News-Gazette.com: Far from luxury, Eagle Creek resort in disrepair

The road leading up to the Eagle Creek Resort and Conference Center at Lake Shelbyville is as pretty as it was 20 years ago when the place opened, with mature trees and wildflowers amid the neatly mowed grass on one side and a well-maintained 18-hole golf course on the other.

But the resort itself, supposedly built for $17.5 million, is another story. Grass and weeds grow through cracks in the parking lot. Only an Illinois state flag flies from the three poles outside the resort. Inside, the place is dark and quiet, except for the noise of the HEPA machines that are straining to keep the air clean and prevent mold from spreading any further than it already has.

This does not look or smell like the "rustic luxury" resort The News-Gazette described in a May 1989 story. More like old and moldy.

BEVERLY — A local contractor who insists he was just doing a favor for a friend is facing multiple counts of receiving stolen property, after police found nearly $50,000 worth of stolen tractors and other landscaping equipment on his property Wednesday evening.

Richmond Shea, 44, of 132 Cabot St., Beverly, who owns American Contracting and Roofing, pleaded not guilty to six counts of receiving stolen property worth more than $250 during his arraignment in Salem District Court yesterday.

Though Shea spent the night in custody after a clerk set bail at $50,000 following his arrest, a judge yesterday lifted the bail order and released him on his own recognizance.
