We want to put some trees in our front yard and back yard. Home Owners Association send a form to filled out for approval. But we can't really understand its before the planting or after, because its asking for the pictures, etc. We live in Houston, TX
Why is that? I dont want to do anything crazy... Just put some flowers, bushes, and maybe 3-4 trees in my backyard....And we already did some landscaping.
they want pictures of the PLANTS you would like to plant.... and the form is submitted with pictures and full plan details BEFORE you do a thing..... they will prob NOT allow half of what you want to do.... so prepare for that....

My association is being turned over from the developer in 2 weeks for us to run on our own. Problem is only 10% of the planed development has been finished. The developer is pulling out because of the economy. We do not even bring in enough as an association to keep up on basic landscaping of common areas let alone open the pool this year. What are our options? Anyone?
See the town planning board and ask about the terms of the performance bond they required prior to authorizing the development. They should have enough there to complete the public improvements such as streets and utilities, if the developer isn't doing it within the prescribed time period (say, 2 years).
You can individually and collectively sue the developer, assuming your lawyer can find the necessary grounds in the HOA, the deeds, and any other documents received in anticipation of buying your house.

I own a townhouse quad and our homeowner's association covers snow removal and landscaping. We have two gigantic, awful looking shrubs in front of our house that we would love to have removed and replaced with ornamental grasses. The HOA landscaping company trims our shrubs from time to time, but would they be responsible for removing and replacing them? Or is that something I'm on my own with?
When you say in front of your house, do you mean on your property, or on common ground?
If its common ground, then the HOA would be responsible.
If its on your property, then it depends on the rules of your HOA. This varies between HOAs.
I live in a condominium and I pay about $220 monthly for dues to the homeowner's association. The association is completely independent and represents the 115 units on the property. The dues also cover the water, sewer and garbage services in addition to landscaping, exterior maintenance, etc.
Can I deduct my association dues for the year?

No - not tax deductible at all. You wouldn't deduct what you spend on lawn or pool service - this is the same thing.

Open Association of landscape industries: Landscape and garden expert
The APL have referred to my antics of the last three years as 'throwing hand grenades'. I guess that until now there has been a comfort zone that the British Association of Landscape Industries (BALI) and the Association of Professional Landscapers (APL) have enjoyed and probably only felt ripples of shock waves but this time, the full blast seems to have had an effect.
I am delighted to say that the APL at least have acknowledged that change is necessary and they have agreed to come to the table and discuss a potentially unified landscaping and horticultural trades association. The SGD are mulling over the letter and BALI have yet to respond.
A lot of what APL Chairman Adam Frost and CEO Jason Lock said was off the record so that they had the freedom to speak without the worry of having their words published on Landscape Juice. I respect that and I was delighted, if not a little surprised, that their calls should come so soon and we could start talking about current problems within our industry. Adam Frost even left a message to signal their intent.
